What exactly is Dholera SIR?

Dholera Special Investment Region is India’s first greenfield smart city, planned under the Delhi-Mumbai Industrial Corridor. It covers 22 villages across roughly 920 sq. km in Ahmedabad district, Gujarat, with government-led infrastructure for roads, power, water and an international airport.

Is it legal for individuals to buy land in Dholera SIR?

Yes. Land inside approved Town Planning (TP) schemes can be bought and sold like any other freehold or leasehold property, subject to standard title verification, stamp duty and registration under Gujarat land laws.

How is a TP scheme plot different from agricultural land outside the SIR?

A TP scheme plot has already been through the government’s land pooling and reconstitution process, so it comes with a final plot number, road access and civic infrastructure earmarked. Agricultural land outside an approved scheme carries additional conversion and approval risk.

What documents should I check before booking a plot?

Ask for the 7/12 extract or property card, the TP scheme final plot (F-Form) allotment, an updated title search report, and confirmation that dues and taxes are clear. We help arrange all of this before you commit any payment.

Can NRIs invest in Dholera?

Yes, NRIs can purchase non-agricultural plots in Dholera SIR subject to FEMA guidelines. We can walk you through the specific documentation NRIs typically need.

What is the expected timeline for infrastructure completion?

Core infrastructure — the Activation Area roads, power and water network — is being rolled out in phases, with the Dholera International Airport and expressway connectivity among the anchor projects. We keep the blog updated with verified progress rather than speculation.
