The infrastructure behind the plan
Dholera’s master plan is unusual for an Indian real estate project in one specific way: the trunk infrastructure is being built by the government ahead of private construction, sector by sector, inside the Activation Area first.
Roads & the expressway
A dedicated access-controlled expressway links Dholera to Ahmedabad, alongside internal Activation Area roads already laid out to final TP scheme widths.
Dholera International Airport
A greenfield airport under construction within the SIR, intended to serve both cargo and passenger traffic for the surrounding industrial belt.
Power network
An underground, SCADA-monitored power distribution network designed for uninterrupted industrial-grade supply — a deliberate departure from overhead lines.
Water & wastewater
A dedicated water treatment plant and a separate recycled-water network for industrial use, reducing dependence on groundwater extraction.
ICT-enabled utility corridor
A common utility duct running beneath Activation Area roads for power, water, gas and telecom lines — built once, avoiding repeated road digging later.
How land is zoned
The master plan divides Dholera SIR into functional zones. Where a specific plot sits changes both its use and its likely development timeline — this is the first thing we check before recommending anything.

- Industrial — Manufacturing, logistics and ancillary industrial plots
- Commercial & mixed-use — Offices, hospitality, central business district
- Green & recreational — Parks, lakes and buffer zones along the plan
